The schedule is as follows: $5,000 on signing, balance to 5% (minus $5,000) in 30 days, then 1.5% at each of 90, 120, 150, 180, 210, and 240 days, with a final 1% due on occupancy. The total deposit before occupancy is approximately 15%, spread across manageable staged intervals.
